Why homeowners pick Tri-County

Built for Delaware weather, finished to last

A pattern that fits your house

We walk pattern and color samples in your actual backyard light before pouring. Slate next to a brick colonial reads different than slate next to a vinyl-sided ranch — we pick the combo that flatters the house.

Stamped by hand, every panel

No skin-deep texture rolls. Each stamp gets seated by a crew member with a tamper so the grout lines are crisp and the texture is consistent across the whole patio.

Sealed for Delaware weather

We finish with a breathable sealer that resists freeze-thaw, repels stains from grill drips and pool splashes, and re-coats easily down the road.

One slab, no settling

Pavers move. Stones heave. A monolithic stamped slab on a compacted base stays flat — and the grout lines you see are texture, not a place for ants and weeds to set up shop.

What a stamped patio actually looks like — and how we build one

Stamped concrete is real concrete — not an overlay, not a stencil, not a paint job. We pour a structural 4–5 inch slab over a compacted stone base, color the mix with integral pigment so the color goes all the way through, and then while the slab is in the right window of set we press in deep texture mats with the pattern you picked. A second antiquing release powder sits in the low spots and pulls out the depth — that's what makes a stamped slate patio look like real slate instead of a flat concrete pad with lines on it.

Patterns we install most often in New Castle County: random slate, ashlar slate, herringbone brick, running bond cobblestone, seamless texture, and large-format flagstone. We also do wood-plank patterns where the patio reads as a hardwood deck — popular for screened-porch replacements where homeowners are tired of staining boards every other year. For border treatments we'll often run a soldier-course brick or a contrasting ashlar around the perimeter, which frames the field pattern and gives the patio a finished edge.

We start every stamped project the same way: a sample board on site, in your actual sunlight, so you see what the color and pattern look like next to your house and landscaping — not under a showroom fluorescent. Once we have a pick, we lock the order in writing and schedule the pour around weather. Stamped concrete needs a cooperative day to set right — too hot and the pour skins over before we can stamp; too cold and the colors muddy. That's a judgment call our crew makes the morning of, and we'll push the date if conditions aren't there.

After the stamp comes a 24-hour set, a saw-cut joint pattern that follows the stamp lines so the cuts are nearly invisible, and a wash and seal a few days later once the slab has lost its initial moisture. The result is a patio that looks like a high-end natural stone install but doesn't shift, doesn't weed, and doesn't cost what real flagstone costs.

FAQ

Common questions

Don't see your question? Call (302) 419-3232 or send a quick note through the contact form — we usually reply same-day.

How long does stamped concrete last in Delaware?
A properly installed and sealed stamped patio holds up for 20–30+ years in our climate. The structural slab lasts indefinitely if it was built on a real base; the sealer is the wear layer and gets a fresh coat every 3–5 years depending on sun exposure and use. We hand off a care sheet so you know when to re-seal.
Can I install a stamped patio over my existing concrete?
Sometimes — with an overlay system if the existing slab is structurally sound and well-bonded. More often we recommend a full tear-out and fresh pour, because overlays inherit every crack and settlement issue underneath. We will give you an honest read on the site visit.
How is stamped concrete different from pavers?
Pavers are individual stones set in sand; over time they shift, settle, and grow weeds in the joints. Stamped concrete is one monolithic slab with a stamped texture, so the grout lines are texture only — nothing to settle, nothing to weed. It is also typically less expensive per square foot once you account for the gravel base, edge restraints, and sand pavers require.
Will my stamped patio crack?
Hairline cracks at control joints are by design — that is the joint doing its job. The slab is engineered to crack only at the cuts. Random surface cracks are very rare on a properly built slab with a real base and reinforcement. If something does open up, we'll come back and address it.
How slippery is stamped concrete when wet?
Stamped concrete has good texture from the stamp itself, but a heavily smooth pattern (e.g., polished slate look) plus a glossy sealer can get slick. We recommend an anti-slip additive in the sealer for any pool deck or shaded patio where surface water tends to sit, and we add it by default on pool surround installs.
How many stamp patterns do you offer?
We carry a wide library of stamp mats — slate, ashlar, brick, cobblestone, wood plank, seamless texture, large-format stone, and more — and we'll show you the patterns that suit your home before you commit. There is no charge for the pattern consult; bring photos of your house and we will narrow it down.
